WHAT IS YOUR TURNAROUND TIME?

Turnaround on photos is 24 hours but we try to deliver by the next morning via a shared Dropbox.  Videos are typically delivered in 48 hours but can take longer depending on our workload.   

HOW CAN I SCHEDULE AN APPOINTMENT?

We have a great online scheduler (here).  Choose the services you want and it will show you all the available dates and times.  Make sure you don't pick more services than you need (multiple photo packages, for example) because it may have trouble finding an open block of time.   If you don't see the exact time you need feel free to write to us at mike@mikealbright.com or call/text 503-807-7314. 

We know it's not always possible but it is recommended that you schedule 5-7 days in advance Nov-March and 10-14 days in advance April-Oct to be able to find an open block.  

WHAT IS YOUR RESCHEDULE/CANCELATION POLICY?

We want you to get the best possible images for your listing so there is no charge to delay/change an appointment due to poor weather.   All other appointments need to be rescheduled or canceled at least 24 hours ahead of time or there will be a $75 charge.  

DO I OWN THE PHOTOS AND VIDEO YOU DELIVER?

No.  You own a non-transferable license to use the media for promotional purposes for as long as you need but Mike Albright Photography retains the copyright of all media delivered unless otherwise noted.  This means that you cannot sell, trade, barter, or give away these photos or videos without written consent.  

WHAT IF MY MLS LISTING GETS TERMINATED?

If you lose a listing and another agent wants to purchase a license to use the photos for their listing we would first ask you, the original agent if you are ok with the sale.  If you are ok with the transaction we would transfer the files to the new agent, charge the same amount as the original invoice, and credit the original agent 50% on their next job.   For example:  If the original invoice was $300 we would charge the new agent $300 and credit the original agent $150.             

WHAT DOES 'HDR' AND 'FLASH/AMBIENT' MEAN?

HDR stands for High Dynamic Range.  We take a series of photos comprised of 5 separate captures including a dark exposure, dark-mid exposure, middle exposure, mid-light exposure, and light exposure.  For interiors, many times we will add a flash exposure to help bring out the colors and details.  We then use a mix of hand and computer sftware blending to achieve the final result.   HDR is relatively quick to shoot and works for the vast majority of the homes.  For darker interiors with dark window frames look at the Flash/Ambient packages. (ie: Sunriver, Pronghorn, Brasada, Crosswater and Norman homes)

Flash/Ambient Photography is a mix of hand-blended flash exposures and ambient exposures.  We typically use 3-5 captures per photo but it could take 10-15 photos to cover everything.  Flash/Ambient is a good remedy for 'window blooms', that fuzziness you may notice around some window frames.  Blooms are harder, but not impossible, to control in homes with lots of wood and dark colors.     The process of shooting and editing using the flash/ambient style takes more time but it can be worth it for some homes. 
"Window Pulls" - bringing the outside view in for interior shots - tend to look more natural using the flash/ambient method.  


WHEN IS THE BEST TIME OF DAY TO SHOOT?

With photography and video, one thing is consistent; lighting is key to getting a great capture.  There numerous variables that allow us to take advantage of great lighting and with real estate photography it's not always easy to pick our times so here's a guide to help you choose the best times available.  

MOUNTAINS:  Want the mountains to 'pop'?  Mornings always work best, especially the farther north you travel in Central Oregon.  So, if shooting in Madras, do it early,  if you are in La Pine the mountains can look good past noon.   Earlier is better the farther east you go so mountain views in Powell Butte and Brasada Ranch always look better earlier in the morning.  

PHOTOS:  In general, a good default time to schedule an MLS shoot is around noon.  The sun is high in the sky so it will cut down on long, dark shadows and it will cut down on the light streaming in through windows.  

VIDEO:  Video is perhaps the most important media to get the light correct on-site because we don't have the ability to manipulate the footage like we can a photo.  It takes 5-10 exposures to produce 1 photo and with video we get 1 change to get it correct with nothing similar to photoshop to push and pull the file.  So, the best video would be produced by shooting some in the morning and some in the afternoon (Platinum Package) to capture the best light. For the Basic Walkthrough Video, aim for mid-day or a time when the sun is not streaming into the largest windows (usually the living room) of the house.  Any time we can avoid shooting into a bright light source will enable us to get the best quality footage. 

DRONE:   Generally, around noon usually works best for drone work for real estate so we can get decent quality photos 360 degrees and avoid shooting into the sun too much.  A clear, high visibility day is always preferred for aerials.  Overcast days and shooting into the sun can severely impact the quality of the images.



HOW DO I GET MY HOME READY TO SHOOT?

Homes are expected to be ready to shoot upon arrival.  We are working on a complete checklist to help you with this process but in the meantime, here are some things we run across on a daily basis:

1) All lights on, All fans off (for photos), Blinds up or open is usually best.  
2) Please pick up after your animals.  Toys, food & water bowls, beds, and poops should be taken care of.
3) Hide all recycle/garbage/yard cans. Avoid doing drone work on garbage day. 
4) Remove all vehicles before arrival.
5) Remove everything from the kitchen and laundry sinks (soap, brushes, sponges, plugs).
6) Remove all personal items (soaps, toothbrushes, razors, water cups, make-up) from bathroom counters and showers.
7) Remove all tissue boxes and paper towel rolls. 
8) Replace burned out and miscolored lightbulbs.  Pay attention to white vs. yellow.  
9) Have a glass of wine!  (in that order) 

WHAT IS YOUR DELIVERY TIME?

MLS Photos are usually delivered the morning after a shoot with video arriving in 48 hours.  In the height of the season (May-October) you may experience a short delay.   Weekend shoots may not be delivered until Monday.  In the winter months, a powder day could delay your photos a few hours.  ;-)

CAN I USE MLS IMAGES FOR A VACATION RENTAL

MLS and Vacation Rental licenses are different and need to be licensed separately.  MLS photos are used typically for a short time, sometimes just a few days, while Vacation Rental media can be used for years to generate income, thus the different pricing structures. 

MLS packages are listed on the online scheduler (here).  Pricing for Vacation Rental photos is $0.15/sq ft.  

WHAT ARE YOUR PAYMENT TERMS?

You can pay with cash, a check, or most major credit cards through Square online.    Invoices will be sent after the job has been completed with 7 days terms.   This is a courtesy extended to you in good faith that it won't be abused.  We work very hard to get you media in a timely manner so payment is appreciated as soon as possible. 

Clients paying late more than once will be placed on a pre-paid basis for future jobs.
